JOB DESCRIPTION
Physical Plant/Building Services is looking for an experienced Superintendent/Residential that will be responsible and accountable for supervision of associates in the Residence Halls of Davidson College.
Summary
The person working in this position will have primary supervisory over the residential building services workers. The Superintendent monitors the performance of all associates under their care, including training, coaching, and mentoring. They will also initiate progressive discipline, document performance issues, and assist with performance evaluations. The Superintendent/Residential must display a commitment to the care of all residential halls, manages all work orders that come from Resident Life Office for issues in residence halls. This an on-call, 40 hour per week position. Superintendent is required to work some weekends.
The ideal candidate will have a background in environmental services, executive housekeeping, custodial management, or related fields within educational institutions, hotels, or the cleaning industry.

Seasonal Responsibilities: Cleaning of all residential areas that have not been open to daily cleaning during each semester: Sr. Apartments, dorms with bathroom suites, and other college housing. All Building Services are essential staff, which entails reporting to work during times of inclement weather.

Responsibilities
- Supervise and lead a team of residential building services workers, providing guidance, training, and support to ensure the highest standards of cleanliness and maintenance are upheld.
- Monitor individual performance and conduct regular performance evaluations, addressing any performance issues through coaching, mentoring, and progressive discipline as needed.
- Oversee sanitation standards and ensure proper cleanliness of all residential areas, responding promptly to work orders and requests from the Resident Life Office.
- Collaborate with management to implement and enforce policies and procedures related to building services, ensuring compliance with regulatory standards and best practices.
- Perform any other duties as assigned by management to support the overall mission and objectives of the organization.
- Knowledge and experience using floor cleaning machines, such as vacuums, wet vacs, buffers, carpet cleaners desired.
- Any other tasks assigned by management.
- High school degree or equivalent, and a minimum of 5 years of experience required, supervisory experience with 15+ staff.
- Requires good organizational skills, ability to communicate well verbally and in writing.
- The ability to organize, plan, lead, train, direct, and must demonstrate problem and conflict resolution skills.
- Basic computer skills required, including use of Microsoft Outlook, Word, One Drive, Excel, and basic internet research. TMA system (work orders), and Webclock applications in oracle for recording employee payroll.
- Great customer service skills. Desire to support our stated mission and provide leadership that support policies and procedures.
